Unsure of who to trust with your renovation? The answer depends on the liability you need to cover. If you are modifying the heavy structure, a project manager or an engineer handles the technical aspects. For style alone, a decorator is enough. As for the interior designer, they rethink volumes, draw up plans, and provide purely aesthetic monitoring. This article clarifies the boundary, particularly the legal one, between technical construction management and design. Understanding the difference between a DPLG architect and an interior designer already helps to position each player.

Project Management: managing the technical aspects and contractors

The project manager coordinates the technical execution of the construction site. They organize the trades, check compliance with standards, and manage the schedule. Their responsibility lies in the proper completion of the work.

On a project affecting the structure, this supervision becomes central. Opening a load-bearing wall, repairing a floor, or creating a stairwell opening requires rigorous technical monitoring. Each step involves the structural integrity of the building.

This role differs sharply from design. The project manager does not necessarily draw the space; they supervise its construction. Their value comes into play on-site during execution.

The Decorator: enhancing surfaces without breaking down partitions

The decorator works on the visible layer of the home. They choose colors, materials, textiles, and furniture. Their work embellishes a room without touching the structure.

Their intervention is suitable for an aesthetic refresh. You keep the existing layout and focus on the overall harmony. This is often the final touch of a project.

On the other hand, they do not modify partitions or the layout of rooms. Their scope remains the atmosphere and decorative coherence of the whole.

The Interior Designer: rethinking volumes and plans (APS/APD)

The interior designer sits between these two worlds. They rethink the volumes, light, and circulation within the existing building. They design the space before having it dressed or built.

Its deliverables are precise. The design of spaces and schematic plans goes through the preliminary design (APS and APD) phases, 3D renderings, and documents intended for artisans. These plans frame the entire project.

They also design custom furniture and layouts. Their work organizes daily use, but does not replace the technical supervision of structural work.

L&DP Aesthetic Monitoring vs. Full Technical Supervision

This is where the distinction becomes essential. L&DP Atelier ensures a aesthetic architectural supervision. The agency verifies that the finishes, materials, and furniture match the approved plans.

This monitoring does not manage structural execution. Checking the shade of a plaster or the placement of a piece of furniture has nothing to do with controlling how a mason pours concrete. The two missions involve different responsibilities.

Here is a useful professional tip. Before signing with a company, systematically demand its up-to-date ten-year liability and civil liability insurance certificates. In a setup without a delegated technical project manager, the construction company bears full responsibility for structural execution. This requirement often-year guarantee insurance protects the client for ten years.

How to properly divide the roles on your construction site?

The breakdown stems from the nature of the work. A purely aesthetic project calls for a decorator. A spatial project requires an interior designer. A structural project adds a project manager or an engineer.

In Nice, old buildings reinforce this need for specialists. Local structural work companies often remain essential for repairing floors or load-bearing walls. Their expertise proves invaluable in old buildings.

The most common mistake is confusing the two types of monitoring. Aesthetic monitoring verifies that the paint or furniture matches the approved plans. Execution project management, on the other hand, controls the construction technique. Mixing the two creates false hopes regarding the responsibilities covered.

FAQ

Does the interior designer manage the craftsmen's insurance? No. Each company takes out and provides its own ten-year structural guarantee and public liability insurance certificates. The interior designer may advise you to check them, but is not responsible for them.

Is it mandatory to hire a project manager? It is not mandatory as such. However, for work affecting the structure, technical supervision remains strongly recommended. Without it, the construction company bears sole responsibility for execution.

Can you entrust the plans to an agency and the execution to a craftsman? Yes, this is a common arrangement. The agency designs the plans and ensures aesthetic monitoring. The craftsmen carry out the work under their own responsibility, with their own insurance.
